Amortization Schedules - Simple To ComplexQuickly create professional amortization schedules for loan payments with Simple Joe's Amortizer PRO PC software.With Amortizer PRO you can:
How It WorksThe main program window provides access to Amortizer PRO's main functions: Create A Simple Amortization Schedule, Create A Complex Amortization Schedule, Solve For Missing Value, Settings and More Resources. Create A Simple Amortization ScheduleThis window allows you to create, print and save simple amortization schedules. Enter the loan amount in the box labeled "Loan Amount". (Hint: You can enter your current loan balance if you don't remember the original amount, but you will need to know the number of payments left in order to calculate your current payment amount.) Enter the annual interest rate (APR - annual percentage rate). Enter the number of payments that will be made. Use the [?] button to open the number of payments calculation window:  Use this window the determine the number of payments based on a number of years and the frequency of payments. (Back to the main window.) Select the payment frequency. If you used the calculate number of payments window above, this will be set automatically based on your selections in the Payments window. Check the box next to "Interest Only" if you want the payments to be only for the interest charged. Click the [Calculate Payment] button to calculate the payment amount. Click the [Print Amortization Schedule] button to view and then print the amortization schedule or loan payment schedule. Click the [Export To Text File (CSV)] button to save the amortization schedule as a CSV (comma separated value) text file. You can also save the amortization setup by clicking on the [Save] button. You will then be asked to name the setup. If you make changes to the setup, select the [Save] button again to re-save the data. Or you can select the [Save As] button to save the current setup with a different name. The drop-down box at the top of the window allows you to select the saved setup to work with. You can also delete the setup using the [Delete] button. Create A Complex Amortization ScheduleThis window allows you to create, print and save complex amortization schedules. Each amortization schedule can have up to five different sets of terms.Select the [New] button at the top-right to begin a new complex amortization schedule. You can also use the [Copy] button to copy an existing schedule for modification. Use the [Rename] button to change the schedule's name. Use the [Delete] button to erase the saved schedule.  Enter the loan amount in the box labeled "Loan Amount". Enter an optional ending balloon payment amount. Amortizer PRO will calculate payments down to this amount so it remains after the final scheduled payment. Enter the date the first payment period starts. Interest will start being charged from this date. (To defer interest charges but still calculate payments, see Deferred Interest Loan.) For each of up to 5 sets of terms: Enter the number of payments that will be made durring that loan segment. Select the payment frequency. Enter the annual interest rate (APR - annual percentage rate). Select the [Select Payment Type] button to set the type of payment. Choose from: Amortized - Enter the number of years or payments over which the payments will be amortized (ex. 30 years = 360 payments).  Note: the amortization rate may be more or less than is required to pay off the loan in the entered # of payments. For example you can select a 15 year amortization payment rate even if you entered 360 (30 years) payments. In this case Amortizer PRO will show the 15 year amortized payments until the loan is fully repaid. Or conversly, you can enter 180 payments (15 years) but set the payment amount to a 30 year amortized level. This will create a balance due (or balloon payment) at the end of the 180 payments. Interest Only - You can also enter an additional amount, i.e. Interest + $20.  Fixed Amount - Enter a fixed payment amount.  Percent (%) of Balance - Enter a percentage of the loan balance to be charged as each payment. You can also enter a % + $X (i.e. 2% + $10) and a minimum payment (i.e. $20).  Next you can enter Balloon Payments by selecing the [Select Balloon Payment] button - Enter the balloon payment amount, the first time the payment should be applied and how often it should be applied.  Note: The example below shows a $1000 balloon payment paid on the 12th payment and ever 12 payments. This creates a yearly balloon payment begining with the 12th payment. (Or set to the Xth payment based on the loan timing. If the loan starts in July, the 6th payment would be December if you want to set an end of year balloon payment.) Once you have filled in the sets of terms your loan needs you can select the [View/Print Schedule] button to to view and then print the amortization schedule or loan payment schedule. You can use the [Edit Schedule Setup] button to change the way the amortization report is printed:  Click the [Payment Coupons] button to create payment coupons (3/page) to give to the borrower. Three part perforated paper works well to print the coupons on.  Click the [Export Schedule] button to save the amortization schedule as a CSV (comma separated value) text file which can easily be imported into Excel or your favorite spreadsheet or word processing program. Solve For Missing ValueThis window allows you to solve for the amount, rate, number of periods, or payment amount given the other three values. The buttons on the right side of each field, quickly clear the value in the field so that it may be solved for based on the other values. Enter the loan amount in the box labeled "Loan Amount". Enter the annual interest rate (APR - annual percentage rate). Enter the number of payments that will be made. Use the [?] button to open the number of payments calculation window: Select the payment frequency. If you used the calculate number of payments window above, this will be set automatically based on your selections in the Payments window. Enter the payment amount. Click the [Solve For Blank Value] button to calculate the blank value. Make sure one of the values above is blank so the computer knows which value to solve for. Click the [Print Amortization Schedule] button to view and then print the amortization schedule or loan payment schedule. Click the [Export To Text File (CSV)] button to save the amortization schedule as a CSV (comma separated value) text file. Loan Amortization/Payment Schedule Report (print out):  Click to enlarge.
